However, something interesting is happening in our market. Homes are selling… but below asking price. That means they are selling for approximately 95% of the price they are placed on the market.

In looking at this and the recent influx in listings within our market, we have come up with some suggestions for getting your home sold…

Price the home for sale – No one wants to place their home on the market to watch it sit there. Despite all of the great press on real estate profits for homeowners, pricing your home for a SALE in this market is your best bet.

Be sure your home is the best deal in the neighborhood. This doesn’t mean it needs to be the best price or the cheapest home — it simply means knowing what else is for sale, what the competing home has to offer, and price your home accordingly. If a potential buyer wants to live in your neighborhood, chances are they will look at other homes besides yours.
